Prices are going to be over $100K though. They have cul-de-sacs w/ HUGE green parkways in the middle of each one. I've lived in the Villages of Valley Creek (our first home we built was there ).

Sorry I don't have the zip for the Richardson Heights area handy at the moment. I'd suggest the Richardson Heights area and the Valley Creek area of Garland (zipcode for this one is 75040). I just missed where you had you wanted to stay around $100K. You will TRULY miss some GREAT AREAS and what I believe some of THE BEST in all of the Dallas area. Older area w/ tons of great homes w/ AWESOME architecture.ĭon't let the naysayers that never leave their little bubble tell you to avoid inside of LBJ or east of 75.
Lake Highlands - Dallas and inside of LBJ. Clubhouse for the HOA and lots of activities.ĥ. Some back to greenbelts, parks, ponds, etc. SpringPark - city of Garland but Richardson schools (RISD).
Older custom homes on larger lots and some back to a creek.Ĥ. Canyon Creek - Richardson w/ part in Plano ISD and some in RISD. Richardson Heights - older neighborhood w/ smaller homes on large lots and many with quirky architecture on the inside. Lake Highlands - Dallas south of LBJ but Richardson schoolsĢ. Some of the areas already suggested are ones I'd also suggest so here is the list:ġ. If you can get one of those at a steal and feel like fixing it up you might get yourself a true gem. Only those that are true dumps sit on the market. Homes in these areas SELL FAST IF they are maintained. These areas have ALWAYS been VERY desireable and sought after. Heaven forbid, we have houses over a million dollars here. Click on this link of a thread I started that has pics EAST of 75 of the Firewheel area of Garland. The president of United Way Dallas lives EAST of 75 (gasp, IN GARLAND, LOL ), several doctors, lawyers, CFO's, CEO's and early retirees w/ mega $$$ in the bank and we don't care what kind of house they live in nor what they drive (oops, maybe I do care what they drive as I am into cars ).
